Price ranges are a guide. Resale flats usually cost more because old finishes and fittings need to be removed. Your quotation is confirmed after we visit your home.

What you are paying for

Where an HDB renovation budget goes.

Carpentry

Kitchen cabinets, wardrobes, TV console, shoe cabinet and study storage. In most HDB flats this is the biggest single line, because built-in storage is where a Singapore home earns its space.

Hacking and masonry

Removing old walls, tiles and fittings, building new walls and re-tiling. Resale flats need much more of this, which is the main reason they cost more than a BTO of the same size.

Electrical and plumbing

New power points, lighting, rewiring and water piping. In older resale flats, rewiring is often needed for safety, not just for looks.

Wet works and finishes

Bathroom and kitchen tiling, waterproofing, painting, doors and fittings. This is where cutting corners shows up later as leaks and cracked tiles.

Read: where your renovation budget actually goes

How it works

From key collection to move-in.

01 Consultation

We visit your flat, measure up and talk through how you actually live: who cooks, where the kids do homework, what needs to be hidden away. You leave with a clear view of scope and budget.

02 Design and quotation

Space planning, materials and a design direction you can see before anything is built. Your quotation is confirmed after the site visit, so the number matches your actual flat.

03 Permits

Works such as hacking walls or replacing bathroom tiles need an HDB renovation permit, applied for by a contractor listed in HDB's Directory of Renovation Contractors. Approvals are in place before any work starts.

04 Build

Our own project team runs the site, the trades and the schedule, with one point of contact for you throughout. Most HDB renovations take 1 to 2 months to build once the design is agreed.

05 Handover

A final walkthrough with you, any defects fixed, and a home that is ready to live in.

HDB rules worth knowing

Working hours

Renovation works can run from 9am to 6pm, Monday to Saturday. Noisy works such as hacking and drilling are limited to 9am to 5pm on weekdays. No works are allowed on Sundays and public holidays.

New BTO bathrooms

In a new BTO flat, bathroom floor and wall tiles cannot be hacked in the first three years after completion, to protect the original waterproofing. Bathroom plans for a new flat are designed around this.

Walls you cannot touch

Structural walls and the household shelter cannot be hacked. We check your floor plan at the first visit, so the layout you fall in love with is one you can actually build.

Windows

Window replacement must be carried out by a BCA-approved window contractor.

Questions

What HDB owners ask us.

How much does a 4-room HDB renovation cost?

A full renovation of a 4-room BTO flat typically runs $35k to $62k, and a 4-room resale flat $55k to $85k. Where you land in that range depends mostly on how much carpentry you want and how much of the old flat needs to be hacked.

Why does a resale flat cost more than a BTO?

Old tiles, fittings and sometimes wiring have to come out before anything new goes in. That extra hacking, disposal and rewiring adds both cost and time. Seven things to check before you budget a resale renovation.

How long does an HDB renovation take?

Usually 1 to 2 months of building once the design is agreed. Design discussions come before that, and any HDB permits need to be approved before work starts, so plan for the whole process to take longer than the build alone.

Can I renovate just the kitchen and bathrooms?

Yes. Partial renovation is common, especially in resale flats. One bathroom typically costs $4k to $9k, one kitchen $10k to $23k, and a kitchen with two bathrooms $18k to $32k.

When should I start planning my BTO renovation?

A few months before key collection is ideal. That leaves time to agree the design and quotation, so works can start soon after you get your keys instead of weeks later.

Can you make a flat safer for elderly parents?

Yes. Grab bars, non-slip flooring, ramps and wider bathroom access can be built into a renovation, and some of these items are subsidised under HDB's EASE programme. How EASE works in 2026.
